Hi All!
I wanted to update you all on the current state of our negotiations with Toll on closing out their obligations.
We have had several meetings, particularly about the water and pocket pond issues. I can only state that, at last, I think they are listening to me, and have verbally proposed a possible solution. They say that they are working on a submission of all the repairs listed in the Kipcon Engineering report that was issued some time ago. This is the report that documented the compliance (or not) with the original approved site plans for the Enclave, and is a typical study before an HOA releases the developer.
Unfortunately, a wave of massive changes in Toll personnel has made following up even more complicated.
We need to have an annual meeting soon, and will schedule one when we get the annual budget from McGrath, and have reviewed it. Hopefully, we will be able to report on the status of the water, pond and other items. This should include documentation from Toll with their proposed work and a timeline.
If any one has agenda items they would like to add, please let me know.
Otherwise, we are all surviving the winter, and I’m looking forward to Spring and being outside reconnecting with our neighbors.

HOA Rules and Regulations
Exterior Modification Form – Required for any exterior modifications, including awnings, decks, patios, solar panels, permanent objects, and significant plantings or removals, even on individually-owned property.
Pet Ownership – Dog Registration Form – In conformance with our HOA Rules, all dogs need to be registered through the Managing Agent. Owner’s name, address, dog name and photo are required.

Residents are not limited to the number of family members that have access.
After you have been approved, you will receive an email to reset your password.
For your convenience, we recommend that you use the same password for the community website and the McGrath portal.
